The\nchurch as a non-profit organization must continue to acknowledge the value of\nbusiness tenets and policies to help it with the efficient and effective\nmanagement of the organization in the achievement of its objectives in\nproclaiming the gospel. <\/p>\n\n\n\n
The\nchurch needs members who are qualified in business at the highest level, in\npositions of management. To augment our\neffects inside and outside, we should reassess our bargaining and decision\n-making practices in order to recognize the defects in the organization and to\ncreate structures for making rational decisions, and establish a system to\nobserve, enhance, and execute mediation skills. \nCultural variety is an indispensable element in doing business in this\ncurrent time. Instead of seeing\ndifferences as a risk, we should see them as advantages and welcome them.<\/p>\n\n\n\n
With\nthese thoughts in mind the church I have responsibility for, Calvary First\nNigerian Seventh-day Adventists Church is engaged in multi-million \u2013dollar\nproject. Permits have been filed for a four-story\naffordable housing development at 811 Lexington Avenue, in Stuyvesant Heights,\nBrooklyn. The site is three blocks from the Kosciuszko Street station serviced\nby the J train, and four blocks from the Gates Avenue station serviced by the J\nand Z trains. The Northeastern Conference of Seventh-day Adventists will be\nresponsible for the project.<\/p>\n\n\n\n
The 55-foot tall structure will yield 41,326 square feet,\nwith 34,027 square feet dedicated to residential use. The masonry structure\nwill have a rear yard 26 feet long on the interior lot. 61 apartments will be\ncreated, averaging 558 square feet apiece for senior residents.<\/p>\n\n\n\n
The development qualifies for the Affordable Independent Residences for Seniors (\u201cAIRS\u201d) bump which increases the overall floor area ratio, higher building heights, and open space ratios in exchange for unit occupancy by at least one person who is 62 years or older and a minimum of 4% of the building dedicated to shared facilities for residents, including dining rooms and community rooms.<\/p>\n\n\n\n
