The church as a non-profit organization must continue to acknowledge the value of business tenets and policies to help it with the efficient and effective management of the organization in the achievement of its objectives in proclaiming the gospel.
The church needs members who are qualified in business at the highest level, in positions of management. To augment our effects inside and outside, we should reassess our bargaining and decision -making practices in order to recognize the defects in the organization and to create structures for making rational decisions, and establish a system to observe, enhance, and execute mediation skills. Cultural variety is an indispensable element in doing business in this current time. Instead of seeing differences as a risk, we should see them as advantages and welcome them.
With these thoughts in mind the church I have responsibility for, Calvary First Nigerian Seventh-day Adventists Church is engaged in multi-million –dollar project. Permits have been filed for a four-story affordable housing development at 811 Lexington Avenue, in Stuyvesant Heights, Brooklyn. The site is three blocks from the Kosciuszko Street station serviced by the J train, and four blocks from the Gates Avenue station serviced by the J and Z trains. The Northeastern Conference of Seventh-day Adventists will be responsible for the project.
The 55-foot tall structure will yield 41,326 square feet, with 34,027 square feet dedicated to residential use. The masonry structure will have a rear yard 26 feet long on the interior lot. 61 apartments will be created, averaging 558 square feet apiece for senior residents.
The development qualifies for the Affordable Independent Residences for Seniors (“AIRS”) bump which increases the overall floor area ratio, higher building heights, and open space ratios in exchange for unit occupancy by at least one person who is 62 years or older and a minimum of 4% of the building dedicated to shared facilities for residents, including dining rooms and community rooms.
